In some cases, the vendor has already applied for outline building permission. In order to protect the buyer, it is a condition of the sale that outline permission will be granted for any land for sale in France that you intend to build on. If permission is refused, you can withdraw from the purchase without penalty and your deposit will be returned to you. The solicitor deals with the paperwork and ensures that the correct permissions have been obtained before completion takes place.
When you buy a plot of land in France, bear in mind that there is no cooling off period. Once you sign the initial sales contract, the 'compromis de vente', it is binding apart from the conditional clause mentioned above and any other clauses that you have inserted.
